         You can learn so much in a downpour.

         I love looking at a home on a rainy day. You can learn so much about the health of the house. After 21 years of attending home and pest inspections, I’ve learned to notice the warning signs of potential problems. I’ve also been educated on how a homeowner can address issues before they become costly problems and when to call in the professionals.
         &#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
    &lt;div&gt;&#xD;
      
           A rainy day will show you things you won’t usually see, such as:
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;b&gt;&#xD;
        
            The drainage system. 
           &#xD;
      &lt;/b&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;ul&gt;&#xD;
        &lt;li&gt;&#xD;
          
             Is the foundation wet, or is there water seeping through?
            &#xD;
        &lt;/li&gt;&#xD;
        &lt;li&gt;&#xD;
          
             Pooling water around the house, sidewalks, yard, etc.
            &#xD;
        &lt;/li&gt;&#xD;
        &lt;li&gt;&#xD;
          
             Clogged gutters can cause water to overflow or run down the walls, leading to numerous long-term issues if not addressed.
            &#xD;
        &lt;/li&gt;&#xD;
        &lt;li&gt;&#xD;
          
             Sump pump. We have a high water table in the Bay Area, so many homes need a sump pump. Check to see if it’s working.
            &#xD;
        &lt;/li&gt;&#xD;
      &lt;/ul&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;b&gt;&#xD;
        
            Leaks
           &#xD;
      &lt;/b&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;ul&gt;&#xD;
        &lt;li&gt;&#xD;
          
             If there’s a roof problem, you can see it in the ceilings.
            &#xD;
        &lt;/li&gt;&#xD;
        &lt;li&gt;&#xD;
          
             Damp Windows. Old aluminum windows are notorious for condensation. Check for wetness around the window frame and sill.
            &#xD;
        &lt;/li&gt;&#xD;
        &lt;li&gt;&#xD;
          
             Basement/crawl space. Is the soil damp, or does it have a musty/mildewy smell? On a rainy day, the smell of a dry, well-ventilated space is a good thing.  
            &#xD;
        &lt;/li&gt;&#xD;
        &lt;li&gt;&#xD;
          
             Do you smell mildew anywhere in the house? That’s a sign of a long-term issue that hasn’t been dealt with.
            &#xD;
        &lt;/li&gt;&#xD;
      &lt;/ul&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;b&gt;&#xD;
        
            How does the house feel?
           &#xD;
      &lt;/b&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;ul&gt;&#xD;
        &lt;li&gt;&#xD;
          
             Is it comfortable and cozy? There’s nothing better than being inside a cozy home on a cold, rainy day
            &#xD;
        &lt;/li&gt;&#xD;
        &lt;li&gt;&#xD;
          
             Is it damp or drafty? Items like heaters, windows, doors, and insulation contribute to the home’s environment.
            &#xD;
        &lt;/li&gt;&#xD;
        &lt;li&gt;&#xD;
          
             Are there strange sounds? Maybe the wind is battering something around outside, or there’s a sound of running water.
            &#xD;
        &lt;/li&gt;&#xD;
      &lt;/ul&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;b&gt;&#xD;
        
            Less Competition. 
           &#xD;
      &lt;/b&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;ul&gt;&#xD;
        &lt;li&gt;&#xD;
          
             Most people don’t go out in bad weather. 
            &#xD;
        &lt;/li&gt;&#xD;
        &lt;li&gt;&#xD;
          
             If it’s an open house, you could have more private time to explore and the open house agent’s attention for questions you might have. 
            &#xD;
        &lt;/li&gt;&#xD;
        &lt;li&gt;&#xD;
          
             If it’s winter, it’s already a slower time for real estate sales—a perfect time to find a home with less competition.
            &#xD;
        &lt;/li&gt;&#xD;
      &lt;/ul&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           A thorough home and pest inspection will show you potential problems. But unless you see it on a rainy day, some issues aren’t as apparent. A professional will know the signs of past water issues and alert you to those problems. If you do see issues, all is not lost. I will refer you to my trusted professionals, who can address issues with roofs, foundations, drainage, and other related concerns. We can then determine whether the problem is minor or significant.
          &#xD;

           So don’t be hesitant. See that home in the rain!
